Although Home Staging can sometimes be a precarious feat, these simple tips on prepping your home for sale can make the process much easier.

1. Remove YOU From the Home Staging Process: The place you’ve called home all these years is now a product that gets prepped, package and wrapped with a target buyer in mind. Your personal style, your taste, your needs and emotions get replaced with the requirements of the ideal buyer.

2. Look at Your Home in its Entirety: From curbside to back fence, to the online photos – You’re selling a package, not just the physical home. Today’s buyer is a smart and refined set, they expect from the moment they view photos online, to when they walk your backyard, that the home is pulled together tip to toe.

3. Consider the Stature & Style of Your Home: Whether cozy cottage or charming château, your home’s style and stature dictates how you package the product. Set the stage by staying true to the bones of your home - from quality to price point, be well educated when making updates, repairs and furniture and accessories choices to stay true and in-tuned to the property’s standing.

4. You’re Selling Space not Stuff: From lawn accessories to garage gadgets, showcase the property’s architecture, floor plans, details and storage instead of the stuff you’ve accumulated. Instead, strategically use the stuff to define and highlight to these important selling points.

As we all know, targeting a lifestyle is a well established design niche for both retailers and designers -from big box stores to model home designers, lifestyle design is all about knowing how your ideal client lives. Today, it's about fine tuning the enjoyment of your home. The most expensive thing we own, the one place in this unsure world we can feel safe - Home, now more than ever is where the heart is.

Take a stroll through the Home & Garden department at your local Wal-Mart, Target or Costco. That area no longer just houses pots, towels and trowels - Now, there are whole tempting outdoor rooms presented to you, eye candy equipped with beautiful planters, outdoor chandeliers and matching Melamine tableware. Catalogs like Grandin Road, Napa Style, or Smith & Hawken are totally focused on lifestyle design.

Old school homemaking is now big business. From going organic, brewing beer, to planting your own kitchen garden - the urban "Homestead" is hot! Last year I staged a very high-end home that had a Porsche in the garage, but rain barrels and a kitchen garden in the back yard. This month's Martha Stewart Living has a full feature on an upscale home planned around a garden. This past Sunday's Chicago Tribune had an article on kitchen gardens titled " Food for the Soul." Even the home party plan arena has gone from selling Tupperware to Wine Accessories and Green Cleaning Products.

Why? After 9-11, our safe haven became our home and the rise of using our home as the main entertaining zone. We were staying in, instead of going out and the movement has stayed "in-trend" since then.

We even staycation rather than vacation...

Packaging a Home for Sale
With the downward dip our economy has taken, we're using and valuing our entire home more than ever and looking for economical solutions too. From garages, carved out backyard rooms to kitchen gardens - From curbside to back fence everyone is celebrating every inch of their home.

So when it comes to Home Staging and packaging that home for sale, it's important to keep lifestyle design as one of your basic home staging strategies. As an example, I conducted a Home Staging consultation yesterday for a young couple relocating back to their Michigan roots. The home is in a cute suburb, with a boutique downtown that attracts their age group. In their 30's, this young couple with two toddlers in tow, are heavy entertainers, shop their town and dabble in gardening and yes - the garage is dapper too. As part of our staging plan, we incorporated those lifestyle choices - Since the predictable buyer will be someone just like them! Here are a few of my home staging tips and ideas for the seller -



•· Make sure the public areas of the home have a great open flow plan and are conducive to family & friends for casual living and entertaining. Make sure to establish rooms for their particular purpose and lifestyle - From a great cozy conversational seating areas in the living room, a TV viewing basement family room - to staging the built-in hutch in the kitchen with key entertaining pieces - Every space should read "This room is great for..."

•· Fresh. Take the extra effort and use real instead of fake. From a big bowl of real lemons, fragrant Key limes to a lovely orchid or tulip bouquet - Real speaks to the 5 senses and gives the home the essence of life.

•· Breeze Way is staged from floor to with bulletin board with great places to shop, dine and go, from Yoga class down to the "Whole Food" bags.

•· Backyard is "decked" out with furniture, vibrant container gardens, situated man grill, all to beckon the buyers to see the back half of this commodity.

•· Stage the garden - Budding gardeners, the kitchen garden that went in last year will be planted and maintained and featured as part of the home.

With holiday celebrations just around the corner, now is a perfect time to address our Dining Rooms. The dining room is typically the least used room in any home. It also tends to be the room that is most difficult to decorate. Big, bulky furniture suites, extensive hardwood surfaces and space constraints conspire to prevent you from putting your personal stamp on the room. The dining room was intended to be a space used for celebrations, lively conversation and special occasion dining. Decorate this family gathering space with color, creative displays and décor that will make every guest feel welcome!

 • With wallpapers back in vogue, this may just be the room to unleash a paper creation! Textures, faux techniques, patterns, metallic’s and more are readily available with today’s advanced technology. With a dining room’s hardwood and suite of furniture, wallpaper is a great juxtaposition to the sameness of the space.

• If paint is your choice, choose a hue to compliments your furniture and celebrates you personal style. The dining room was meant for family gatherings and entertaining, so this is a perfect space to show off your personality. Why not pick a color that has been inching up to a new favorite?

  • What's on your floor? -  Rug or no rug? Rugs can add warmth, anchor furniture, add color, texture and ambiance to a space.

• Rethink your Lighting. If your chandelier has seen better days, why not replace or repurpose the one you have? A chandelier should be about 12" narrower than the width of the table over which it hangs and hung approximately 30” above the surface. If you want to reinvent your existing piece – A new coat of paint, new shades or a ceiling medallion, can give a new piece a new life. Swap out your old switch for a dimmer too.


• Hang paintings, family portraits, and other wall art at a lower level so that you and your guests can enjoy them while seated at the dining table. Place a large mirror in the room across from windows to create an illusion of space or reflect your lovely chandelier.

• Shop your home, a local art gallery or store for paintings, prints, plates to adorn your walls. Antique or specialty plates make great wall art, especially hung in a collection. Art in this room should feed the soul with food or dining themes – Still life settings, photography of bistro store fronts, or club car dining are all great ideas for hung art.

• Give your china cabinet a makeover by creating a seasonal display or a vignette of precious family objects. From holiday China to treasured ornaments removing the typical stored finds and reinventing the space will give your room a whole new identity. Antique family photos in small sterling silver frames become more meaningful when paired with an heirloom object, such as a pocket watch or a baby’s bootie. Creatively displayed postcards, pictures, souvenirs and other special remembrances make wonderful dinner conversation starters.

• Slip cover, reupholster or replace worn dining chairs. Purchase custom slipcovers with interesting details, such as back lacing, monogramming or fun trims. Reupholster your seats with a colorful fabric that matches the freshly painted walls. Replace the two captain’s chairs with upholstered parson’s chairs. The fabric will soften the hard woods in the room and create a softened look – Best of all, these chairs can be rotated into other spaces when needed.

The kitchen is the most utilized and meaningful room in a household. It is the hub for family tasks and used for food preparation, household management, and of course entertaining. It is indeed the heart of any home. No matter how many rooms you have dedicated for entertainment, everyone always ends up in the kitchen! With the kids back in school, a cool nip in the air, fall kicks off our major holiday season - in fact, we can celebrate right through the New Year. Now is a great time to get your kitchen “party readied,” and organized for easy maneuvering during the holiday rush, and of course-seasonally updated.

• Need a Color Lift? - Try reinventing an old piece, a wall , or whole room... Be inspired by the season - Ben Moore’s  Rosemary Sprig 2144-30, Toasted Pecan #1209, Burnt Sienna #1196, or Sherwin William’s Library Pewter SW0038, or Studio Blue-Green SW0047. It’s just paint, and is the easiest and cheapest change you can make.

• Counter Tops - Swap out a tired canister set with a new revision; there are loads to choose from (If you’re not a gourmet cook, store pens, notepads, and takeout menus inside.) They add needed color and design. Large platters on plate stands are good-looking in unused dark corners or grouped on walls. Extra-large clear glass canisters are conversation makers when layered with dried beans, nuts or black, yellow and white dried popcorn. A kitchen must is a sassy new set of dish towels, seasonal kitchen candles, and a hand soap/lotion set in scents of spiced apple, pumpkin or caramel.

• Tell a Story with your Floral - A whimsical floral whether store or home made adds a bit of seasonal flair to any table. Create a mini-container garden by abundantly grouping those adorable “mini” annuals and petite ivy. or a bountiful arrangement with faux fall veggies, dried pods, leaves and vines.

• Looking Up - Upper cabinet tops or upper shelves seem always to pose a decorating challenge. For a quick and easy change, large seasonally inspired platters, pots, framed art fill tired spots.
• Smart Cook Organization - An easy way to organize, is to create stations within your kitchen. Love to bake? Set aside two cabinets and counter space solely used for baking (near the oven of course,) fill with baking essentials such as pans, small appliances, spices and other baking staples. Task clustering such as this will help you to stay on task during the busy holiday rush.

• Get your Party Started - Love to entertain, but don’t have a Butler’s Pantry? Convert your little used desk area into an entertainment station.

-Replace wood panels of upper cabinet with glass, adding lighting, and glass shelves - store glasses and decorative bottles.
-Line desk drawer with felt, and hold bar essentials and serving pieces.
-Add a tension rod with shirred fabric for extra storage to the knee hole space, or find the perfectly sized rolling cart.
Space Game - Use a Lazy Susan cabinet for a “Party Pantry.” Store food products, Beverages, paper goods. and china that can be used to throw a soiree at moment’s notice. If you’re even luckier to have an unused closet. super size it and linens, vases, and decor all in one neat place.

No matter how large or small your kitchen, whether you’re a gourmet cook or take-out type, every kitchen needs a seasonal boost and should be readied for family, friends for upcoming holiday celebrations!

The Trend Spotter - Into the Garden...


I was convinced there was phenomenon occurring, and it was validated this week when I got in one of my to-the-trade magazines and there it was as one of the 2011 Color Forecast trends! I have been say now for a few years that there is a growing trend in homeowners taking the typical container garden or two to a whole new (or shall I say old) level. And even last week on two separate occasions the 1st at a Staging Evaluation at an 1 Million dollar home in a lush suburb - the homeowner proudly showed me her freshly planted vegetable garden along the side of the home, as well as picking out a few new paint colors for an old friend then chatting on her growing seedlings for her Naperville community garden plots she rents each year - Everyone is getting their hands into the earth!

  As the 1st in 4 new color trends forecasted - Depicted as "Well Rooted," in the article goes on to say - "The effect of multiple economic and world crises have driven us back to time at home, centering more on the family and brightening our own environment against the world."

It's Chic to "Farm" Your Home's Land...

For those who know me personally, I've had a flock of chickens now for almost 10 years - Yes, I said chickens - (My friend Ruth in tony San Francisco has done the same for the same length thank you very much -) All nicely laying eggs in my what I call their  "Coop de Jour."  I've also had a potage garden for the same period of time, which every harvest brings me fabulous heirloom tomatoes, fresh herbs and the best un-wind after a hard day's work. Call me a daughter of a depression parent, or now call me - "Recession-Chic..." Read on:

Tread Carefully When Seasonally Staging/Decorating Your Home


I'll be getting interviewed for our local paper in 1 hour on Holiday Decorating & Entertaining. After spending the weekend compiling my thoughts and doing a bit detective work, here is my thoughts on Holiday Decor for your home.



Retail can be overwhelming; you can be swayed and tempted a few times within an isle these days. From new color combinations in the ornament lane, to adorable tiny bales of hay - Retailers aim for you to spend. So here is a philosophy to apply when seasonally decorating -
· When seasonally staging/decorating a home keep true to the bones of the home and the decorative style of the interior. Be very careful when dressing and styling the home to keep in-tune to the price point, architecture, and decorative interior style of the home whether it is for sale or not.



Example: A Colonial looks best with classic seasonal decor on the outside - The burlap Hoe-Down theme looks out-of-place with the classic lines and refinery of the home. Instead, replant your entry Urns with seasonal finds - Tall grasses, mums, kale, pumpkins or gourds. Or create a bit of whimsy with a pumpkin topiary by stacking graduated sized pumpkins within the urns. Symmetry is key when working with formal style.

Example: Inside: IN this same style home an entry or dining table looks festive with a fall inspired floral in an eye-catching container of polished copper or silver. Apple baskets or primitive wood containers will not be in-tuned to the home's style. Instead, mix in a bit of everlasting pods, berries or branches to bring a bit of the "nature" trend alive. Purchase plaid or a fall colored stripe yardage from a local fabric store for use as runners or simple throws. The plaid or stripe pattern will pair beautifully with your traditional interior design. Want to create that cozy feel - Look for throws in a small pile "fur" such as sheared mink.

On that same note, it is a struggle these days to find the time to even consider not using paper plates, paper table clothes and throw away serving trays when hosting a celebration. DON"T! Unless you have over 60 coming, paper is just a no-no. Whether it is a Broker's open or a Holiday gathering for friends and family, take the extra effort and make it special.

Example: Broker's Open/Casual Gathering - If you have to get "throw-away," purchase clear plastic or at least the paper square plates in a solid color. Crazy patterns and motif only fight with what is on the plate, and if they're extra cute, become the conversation rather than the home... Transfer the chow to new platters. If the food is store bought, by this simple move, it goes ready-made to home-made. From thrown together, to thought out. Add a bouquet of fresh seasonal flowers, a "with compliments" bag of pumpkin seeds with your card attached, and you've just made a great statement.

I'll be hosting my niece's baby shower in September. As I was going through magazines and books - I found these great recipes, twisted them slightly and came up with this month's recipes for the "Easy Gourmet" Cable TV show.
To watch a summary of the show Easy Gourmet.
  • They're super fresh, easy to make, and perfect for a wonderful lunch or light dinner on a perfectly beautiful early summer day. Of course make for interesting dishes for a shower too.

Table Setting Idea: For this month's table setting idea - I mixed vintage styles - Wonderful quilted fabric yardage I had picked up for another project - Which gives us a kick-off to June with its cabbage rose motif and soft summer colors. I paired the fabric with my Retro "soup and sandwich" luncheon set - Which is PINK!

I threw in a bit of current with stemless platinum banded wine glasses. The wine I selected was "Fat Bastard" Rosé - Which is you know the label, the packaging is as deviously delicious as the liquid inside!


The Floral arrangement is perfect for any Centerpiece for a buffet or entry way for entertaining. I used a knock out, lush hanging coned container garden I picked up my my local grocery store. All the rage this season, I removed the wire hangers, and placed it in a gazing ball stand. What a instant statement for a summer soiree!

Don't be afraid to pair different styles. By using color as their common thread - It all works. Being slightly out-of-the box is GOOD!


BLTs with Caesar Mayo
-Shopping Cart
· 1 Package of pre-made bacon of your choice.
· 3 tablespoons of Mayo
· 1 tablespoon fresh Parmesan cheese
· 1 tablespoon fresh lemon juice
· 1 teaspoon Dijon mustard
· Splash of Worcestershire sauce
· ½ clove of finely diced garlic
· 2 anchovy fillets
· Crusty bread slices
· Sliced ripe red tomatoes
· Romaine lettuce leaves
· Salt & Pepper to taste

1. In food processor, combine mayo, cheese, lemon juice, mustard, diced garlic & anchovy fillets, mix to smooth.
2. Cook bacon as per package instructions.
3. Toast bread.
4. Spread Caesar mayo on bread slices. Layer on each side of bread tomato and lettuces, then pile with bacon.
Serves 4.

Cold Cucumber Soup
-Shopping Cart
· 1 large English (Hot House) cucumber peeled and cubed
· ½ Yellow Bell Pepper cubed
· 2 Green Onion diced
· 1 teaspoon fresh mint chopped
· ½ teaspoon cayenne pepper
· 1 tablespoon dill mix spice
· 1/1/2 tablespoons olive oil
· 1 teaspoon white wine vinegar
· 1 cup yogurt
· 1 cup sour cream
· Chopped chives to garnish

1. In food processor, puree all ingredients till smooth.
2. Chill 2 hours.
3. Serve with chopped fresh chives, and dollop of sour cream.
Serves 4.

Ah-Hah! You thought that hiring a professional Stager would cost you big bucks and they were exclusively for fancy, expensive homes.
Think again. With the wise advice of a pro, a homeowner can make smart, economical updates and enhancements to their home to get it prepped and ready for the market.

Case Example The Tale of Two Teachers, Two Mortgages and a Baby…
With a baby, two mortgages, and salaries as music teacher and swimming coach - This young couple was working on a super tight budget to make their for-sale home shine! With the help of a stager, they made great choices on how to stage their home.
Home Statistics: Starter or Down-size Home 2 Bedrooms 1 Bath Price $150,000.00
Pluses: Great cottage feel features, fireplace, beamed ceilings, nice size rooms, awesome, high ceiling bonus room off kitchen.
Issues: Empty, Too personal choice of paint colors.
Action Plan: Because of the price point, no drastic changes were made – Instead with a fresh coat of paint, a few ceiling light fixtures and strategic staging the home was transformed.

We all watch those reality home staging improvement shows on HGTV...
In what seems like a day... A home that has been haplessly sitting on the Market, goes from drab and hopeless, to totally fabulous. The makeover is incredible! From a whole new kitchen (including appliances and really cute back-splash glass tiles) to a household full of new furnishings - All for a mire $2000.00! WOW, Staging sure seems remarkable.

Well, just like a sub-prime mortgage.... What seems too good to be true, well, is. The truth is - the TV show has a behind-the-scene staff of around 20, and they got that cute glass tile for free - Check the credits.... If you actually totaled the actual real-time labor and material cost you'd be at least five times that price, if not more...

But have no fear, ALL staging doesn't have to cost you a pretty penny - In fact, if smartly done, staging can make a huge impact -without the hefty price tag. The trick is having a smart Realtor and a good Stager. The smart Realtor knows that staging is going to take the home to the next level, and is the ultimate marketing tool. The good Stager is packed with creativity, and can advise the homeowner on cost effective updates that don't break the break, and will give you a bang for your buck to boot.

-Take my two latest staging as examples.
ONE - Done a few weeks ago - This poor empty town home that had sat on the market for over 250 days. Now with a new Realtor, the Realtor brought in her Stager - Smart Realtor. The out-of-state owners were willing to have the unit merchandised within a small budget. I worked with the existing color scheme, removed, touched up, and staged the unit with a frugal budget. The products were purchased JUST for the unit, and will stay with the unit when sold (A sassy marketing tool...) Beside just merchandise, a small bistro set and air bed were used to enhance the space.

TWO - My second staging was just done this past Saturday. The near empty home had been on the market since September, with no interest, and now too has a new Realtor - who brought a stager in - Smart Realtor.

From my suggestions the seller agreed to painting a few key rooms of the home, making it "Move-in Ready." The paint crew worked Thursday and Friday. I came in at 8am. on Saturday morning to stage the home. With some merchandising and using what was left in the unit - The home was staged -

This 1.5 Million Dollar home had been on the market for just over the 2007 year. In a tony Chicago-land suburb, this was 1 of 6 new homes for sale on the block.
In 3 months, this now lovely went from languishing to SOLD SOLD SOLD.

-Empty homes struggle to find an identity that a buyer can emotionally connect to.

-Although it had magnificent custom amenities, a great location, & floor plan, it felt cold and uninviting.

I'm your personal Home Elevator Operator, educated on every level of all your decorative needs no matter which floor you may require. Whether you wish the 1st floor - "Moving In," or top floor -"Moving Out," I'm there to help push all the right buttons (I also have the talent to stop in between floors, but that's another tale...)If requiring a trip to the top floor "Moving Out -" I've got some helpful tips on which buttons to push to get that Living Room in top shelf condition.


The Home's 1st Impression - One of the two rooms that flag the foyer, this space needs to set the collective tone for the whole home and impress the potential buyer.



A Whole Lot of P's - Once you've reached this floor, there may be packing, depersonalizing, pulling (as in wallpaper,) and painting in this space. May I suggest a calming, classic & reserved tone such as SW-7694 Dromedary Camel.


Give the Space a Spa Day - Refresh that Space! Clean the carpet or buff the floors, touch up the trim, vacuum the cushions, polish the wood, and Windex the glass. A bit of spit and polish will make everything shine. You get a 578% return on your investment.


Fixate on a Focal Point - Every space has a great feature, it could be a beautiful picture window or fantastic fireplace. Showcase this wonderful selling feature by arranging seating and furniture accordingly.
Queue Home's Style & Stature - Make sure that your furnishings and accents are in tune to your home's style and stature. There's nothing worse than the wrong shoes with a great dress.



Selling Square Footage - Keep in mind when creating your seating arrangement - you're selling square footage. Keep your HGTV angles and furniture to a practical minimum.
Corral your Collections - Although you may love acres of family photos, Thomas Kincaid's, or candles, when selling a home the collections must be minimized. Too many multiples are distracting, take up space, and may trigger personal opinions.



Making Positive Sense - Push the emotion button by evoking the senses. Try a large vase brimming with bright seasonal blooms either store bought or from your own back yard. (A personal favorite is simple fresh hosta leaves in a clear vase. ) Open the windows and let a gentle breeze stir, and try some tactile accents such as knobby throws or bamboo containers as a foil to smooth fabrics or shiny woods.

Set the stage for your home by presenting the Living Room in its best light. By showcasing the room's selling features, creating an emotional connection, and setting the style and stature of the home - You'll be pushing all the right buttons for a successful sale of your home.

Whether at a Staging Evaluation or teaching a Home Stage Workshop/Seminar, one of the most common questions I get is - "WHAT ARE THE TRENDS IN COUNTER TOPS?" My reply is always the same - if I'm wearing my Stager's hat I'll tell you "GRANITE-GRANITE-GRANITE," but when wearing my decorator hat I'll tell you "...We're so over GRANITE!"

It's a predicament for those of us that wear more than one hat. As a decorator, it is our job to be privy to what is hip and happenin' in the field, but when it comes to staging a home, we're skilled to what is universally appreciated, valued and accepted.

Top that off, (pun intended-) Here in the Chicago-land area, most established homes have a bit of competition - NEW CONSTRUCTION, - And when it comes to counter tops, 99.998% all of those new homes will have that collectively & universally adored product - GRANITE - So we'd better keep up w/those Joneses.

Although it would be delightful, refreshing and hip and happenin' to recommend, say Corian to a seller, it wouldn't be what is commonly excepted or valued at this time.


So when it comes to counter tops - when you STAGE IT - Say YES to Granite, but when you DECORATE IT - We have lots of options...
